The Reply-To is a different domain, so hitting reply sends your answer straight to the attacker.
Pressure and a deadline
"Urgent" and "today" are there so nobody stops to check. Closing day is exactly when these land.
Changed bank details
A title company changing wiring instructions by email is the classic sign of wire fraud.
"Don't call me"
